The winter months can really take their toll on windows. If any issue is present, and has not been noticed or addressed, then it can quickly escalate during cold spells and periods of wet weather.

Why is window maintenance important during the winter?

It is key that you conduct window maintenance on a regular basis throughout the year. But, the winter maintenance check is (we’d argue!) the most important of the year.

The winter is the most common time of year for window damage to arise. This is because thermal stress and the temperature extremes (particularly freeze-thaw cycles) can cause cracks or gaps to quickly grow.

Furthermore, increased exposure to moisture (both condensation inside, and the build-up of snow and ice on the outside) can lead to corrosion, deterioration, mould and rot.

As a result, it is essential that you check for any issues that are present, so that you can tackle them before they escalate under the strain of the weather. Furthermore, you will need to ensure the materials present in your window (particularly more vulnerable materials like wood, rubber and metal) are fully equipped to withstand the weather conditions.

A winter checklist for your windows

During your winter window maintenance session, we advise that you check all of the following:

• Signs of a draught – draught checks are key to identifying a flaw in a unit. If present, see what specific area the draught is coming from, and address the issue
• Any dirt or grime – if present, clean the affected area
• The seals – for cracks or peeling
• The flexibility of the seals
• The frames – for cracks, rot or warping (particularly if your frames are made of wood)
• Any gaps in the seals and frames
• The glass – for cracks, even small ones
• The double glazing – for any signs of failure, such as moisture or fogging in between the two panes of glass
• The locks – for smooth, easy operation
• The handles – for any signs of wobbling or sticking. If present, see what is causing the issue and lubricate the handle
• Any loose fittings – if present, tighten and secure them
• Signs of condensation – if excessive, try reducing the moisture levels in the room (e.g. by not drying washing in the room, installing an extractor fan, or placing a dehumidifier near the window)
• Ventilation – for any blockages in the vents
• Movement – if you push the frame or glass, the unit might be loose
